What it is
Electrical Troubleshooting and Repair for Charleston Properties
Electrical problems rarely fix themselves. A breaker that keeps tripping, an outlet that stopped working or lights that flicker are your system telling you something. Finding the cause takes testing, not guessing.
We troubleshoot step by step: checking the panel, testing circuits and devices, and tracing the problem to its source, whether that's a failed device, a loose connection, an overloaded circuit or damaged wiring. Then we explain what we found and what it will take to fix it.
We repair electrical problems in homes, rentals and commercial properties, including issues found during home inspections before a sale.

Timing
How Long It Takes
Many repairs are diagnosed and fixed in the same visit. Problems hidden in walls or caused by older wiring can take longer to trace, and larger repairs may be scheduled as a follow-up.
If you smell burning, see sparks or have a hot panel, turn off the affected circuit at the breaker if it's safe to do so, and call us.
Pricing
How Much Do Electrical Repairs Cost?
Repair costs depend on what's actually wrong, so we quote the fix once we know the cause. What affects the price:
- How long it takes to trace the problem
- Where the problem is (accessible device vs. inside a wall or ceiling)
- Parts needed: devices, breakers, fixtures or wire
- Whether a circuit needs to be split or added
- Condition of older wiring in the area
- Permit requirements for larger corrections
Call us and describe what's happening. The more detail you can give us, the faster we can get to the cause.
Local know-how
Electrical Repairs in Charleston Homes
Charleston's housing ranges from 1940s cottages and mid-century ranches to brand-new construction, and each has its own common issues. Older homes may have aging wiring and devices; newer homes more often have GFCI or AFCI breakers tripping because of a specific appliance or circuit.
Humidity and salt air can corrode outdoor outlets, fixtures and connections, which is a common cause of tripping GFCIs on porches and patios near the water.

Questions
Frequently Asked Questions
Why does my breaker keep tripping?
Usually because the circuit is overloaded, an appliance has a fault, or there's a wiring problem. Repeated tripping should be checked by an electrician rather than reset over and over.
Why did half my outlets stop working?
Often a tripped GFCI outlet upstream is the cause. If resetting GFCIs and breakers doesn't help, there may be a loose connection that needs repair.
Is a flickering light dangerous?
Sometimes it's just a bulb or dimmer, but flicker can also come from a loose connection. If it affects several lights or comes with buzzing, have it checked.
Can you fix items from my home inspection report?
Yes. Send us the electrical section of the report and we'll quote the corrections.
Do you repair commercial electrical problems?
Yes. We troubleshoot and repair electrical issues for commercial and industrial properties as well as homes.
