What it is

Remodel and Renovation Electrical for Charleston Homes

Renovation electrical is the wiring work that comes with remodeling a kitchen, bathroom, living space or whole home. When walls and ceilings are open, it's the best (and most affordable) time to move outlets, add circuits for new appliances, put lighting where you actually need it, and replace old or unsafe wiring.

We work with you or your remodeling contractor to plan the electrical around the new layout. We rough in new wiring while the space is open, get it inspected when a permit is required, and come back after drywall, cabinets and paint to install devices and fixtures.

Many Charleston-area homes, especially in established neighborhoods built in the 1940s through the 1970s, have wiring that wasn't designed for today's kitchens and electronics. A remodel is the right moment to bring that part of the house up to date.

Signs

Signs Your Remodel Needs Electrical Work

If any of these sound familiar, plan the electrical into your renovation:

  • You're moving the sink, range, island or appliances to a new spot
  • The kitchen has too few countertop outlets or relies on power strips
  • Breakers trip when the microwave, toaster and coffee maker run together
  • Bathroom outlets aren't GFCI protected
  • The room has one ceiling light and dark corners
  • Your home has older wiring, two-prong outlets or a panel near capacity

Options

Types of Renovation Electrical Work

Most remodels fall into one of these categories, and many combine several:

Kitchen Remodel Electrical

Dedicated appliance circuits, code-compliant countertop and island outlets, under-cabinet and pendant lighting, and recessed lights laid out around the new design.

Best for: Kitchen renovations of any size

Bathroom Remodel Electrical

GFCI-protected outlets, vanity and shower lighting, exhaust fan wiring and circuits for heated floors or towel warmers.

Best for: Primary and guest bath updates

Whole-Home Rewiring

Replacing outdated or damaged wiring throughout the house, often paired with a panel upgrade, during a major renovation.

Best for: Older homes and full gut renovations

Room Conversions and Open Floor Plans

Moving or adding circuits when walls come down, garages become living space or attics are finished.

Best for: Layout changes and added living space

On remodels, timing matters. We do the rough-in once demolition is done and before insulation and drywall, then come back for trim-out after cabinets, counters and paint. We coordinate with your contractor so the electrical never slows the job.

Timing

How Long It Takes

Rough-in for a kitchen or bathroom remodel is usually one to three days, depending on how much is changing. Trim-out (outlets, switches, lights and fixtures) is usually another day or two once the finishes are in.

Whole-home rewiring takes longer and depends on the size of the house and how open the walls are. We'll give you a timeline with your quote.

Pricing

How Much Does Remodel Electrical Work Cost?

Renovation electrical is quoted per project. The main things that affect the price:

  • How much of the layout is changing and how many new circuits are needed
  • Whether walls and ceilings are open or finished
  • Number and type of lights (recessed, pendants, under-cabinet)
  • Condition of the existing wiring and panel capacity
  • Appliance requirements such as ranges, wall ovens and induction cooktops
  • Permit and inspection requirements

Planning the electrical early in your remodel almost always costs less than adding it after drywall. Call or send the form and we'll set up a walkthrough.

Local know-how

Renovating Older Charleston Homes

Neighborhoods like Byrnes Downs and Avondale in West Ashley and Park Circle in North Charleston are full of homes from the 1940s through the 1960s. Those homes are popular for renovation, and they often have wiring, outlets and panels that need updating along the way.

If your home is in a historic district, exterior changes may need review, but interior electrical work is handled through the regular building permit process. We'll let you know what's needed for your address.

Care and Maintenance

Test GFCI outlets in kitchens and baths monthly with the test and reset buttons. Keep the panel directory updated so new circuits are labeled.

Use the dedicated appliance circuits for what they were designed for, and avoid running space heaters or high-draw appliances on lighting circuits. If a breaker keeps tripping, call us rather than resetting it over and over.

Questions

Frequently Asked Questions

When should the electrician come in during a remodel?

Right after demolition and framing changes, before insulation and drywall. That's when new circuits and lights can be added most easily.

Does a kitchen remodel need a permit?

Usually, yes, when circuits are added or changed. We'll confirm what your local building department requires and pull the electrical permit for our work.

Can you update old wiring during my renovation?

Yes. If we find outdated or unsafe wiring in the areas being remodeled, we'll show you and include options in your quote.

Will I need a new panel for my remodel?

Not always. New appliances and circuits can push an older or full panel past its limit. We check capacity during the walkthrough and tell you if an upgrade makes sense.

Can you work with my general contractor?

Absolutely. We regularly work alongside remodelers and builders and coordinate rough-in and trim-out with their schedule.
