What it is

New Construction Electrical Services for Charleston Builds

New construction electrical is everything that powers a building that doesn't exist yet: the service connection and main panel, every circuit, outlet, switch and light box, the low-voltage paths, and the final fixtures and devices. In the Charleston area, it's done in stages that line up with the build.

We start from the plans, confirm fixture and outlet locations with you or your builder, and rough in the wiring after framing. After the rough-in inspection passes and the walls are closed and finished, we come back to trim out: devices, covers, fixtures, fans and final connections at the panel.

We wire single-family homes, additions, garages and accessory buildings, and also take on commercial and light industrial builds. What's included is spelled out in your written quote, so you and your builder know exactly what's covered.

Signs

When to Bring In a New Construction Electrician

The earlier we're involved, the smoother the electrical goes. Call us when:

  • You have plans drawn and need an electrical quote to finish your budget
  • Framing is scheduled and you need a crew ready for rough-in
  • You want to finalize lighting, outlet and switch locations before walls close
  • You're adding a room, garage, workshop or accessory dwelling
  • You're planning for an EV charger, generator or future solar and want the panel sized for it
  • Your builder needs a reliable electrical sub who keeps to the schedule

How it works

Our Process
Tell Us the Job

STEP 1

Call or send the quote form with what you need and where.

Walkthrough

STEP 2

We look at the space, the plans and your existing electrical.

Your Quote

STEP 3

You get a clear, written scope and price for the work.

Permit & Schedule

STEP 4

We pull any permit needed and set a start date.

Wire & Install

STEP 5

Clean, code-compliant work with your home or site respected.

Test & Walkthrough

STEP 6

Everything is tested, inspected where required and shown to you.

On new construction, the walkthrough is a plan review: we go over the drawings with you or your builder, mark changes, and price the full electrical package. Once framing is up, we rough in, call for inspection, then return for trim-out after drywall and paint.

Timing

How Long It Takes

Rough-in on a typical single-family home usually takes a few working days once framing and mechanical rough-ins are ready. Trim-out is usually another few days near the end of the build, after cabinets, paint and flooring.

The bigger factor is the build schedule itself. Inspections, framing changes and material lead times all affect when we can move to the next stage. We'll coordinate dates with your builder and let you know what we need before each visit.

Pricing

How Much Does New Construction Electrical Cost?

New construction electrical is priced from your plans, so there's no one-size price. The biggest factors are:

  • Square footage and the number of rooms, circuits and devices
  • Service size and panel (and any subpanels)
  • Lighting design: number of recessed lights, pendants, under-cabinet runs and exterior lights
  • Dedicated circuits for appliances, HVAC, pools, workshops or EV charging
  • Fixtures supplied by us or by the owner
  • Permits, inspections and any utility coordination

Send us your plans and we'll put together a written quote for the full electrical package. If plans are still changing, we can quote a base package and price add-ons separately.

Local know-how

Building New in the Charleston Area

The Charleston area has a lot of new construction, from master-planned communities around Summerville and Goose Creek to infill homes in older neighborhoods. Each building department handles its own permits and inspections, and North Charleston, for example, only issues electrical permits to licensed electricians and residential builders.

Coastal humidity and salt air are hard on exterior devices, so outdoor outlets, porch lights and fixtures near the water should be rated for wet locations and installed with weather-resistant devices and covers.

Why choose

Powerkiings Electrical

New construction is where we spend most of our time, and it shows in how we work with builders and owners.

Licensed and Insured

Licensed for electrical contracting in South Carolina and fully insured on every job.

Keeps the Schedule

We plan around framing, inspections and drywall so the electrical never holds up the build.

Details Confirmed First

Box heights, switch locations and lighting layouts are walked through before rough-in, not after.

Built to Pass

Clean, code-compliant rough-ins that are ready for inspection the first time.

After the job

Care and Maintenance

Keep a printed panel directory inside the panel door and update it if you add circuits later. Test GFCI and AFCI breakers and outlets every few months using the test button.

Before you hang heavy items, drill or add built-ins, check for wiring paths, especially around switches and outlets. If you plan to add a hot tub, workshop or EV charger later, call us first to confirm your panel has room.

Questions

Frequently Asked Questions

When should I contact an electrician for a new build?

As soon as you have plans. That gives us time to quote the full package and suggest changes, like extra circuits or lighting, while they're still easy and inexpensive to make.

Do you work directly with homeowners or only builders?

Both. We work with general contractors and builders, and with owners who are managing their own build or addition.

Who handles the electrical permit and inspections?

We pull the electrical permit for our scope and schedule the electrical inspections. In the Charleston area, electrical permits are issued to licensed contractors.

Can you wire for things I plan to add later?

Yes. We can size the panel and run conduit or circuits for future EV charging, generators, pools or workshops so you don't have to open walls later.

Do you handle commercial new construction?

Yes. We wire commercial and light industrial spaces in addition to homes. Send us the drawings for a quote.
